The Committee of 100 is hosting a Conversation on what is making urban housing unaffordable and attempts to provide more affordable housing in DC.
The featured speaker will be Patrick Condon, author of “Broken City: Land Speculation, Inequality, and Urban Crisis.” Patrick is a professor at the University of British Columbia. In his book, Professor Condon explains his view of how we have failed to take advantage of increasing urban land values to address affordable housing needs.
Also on the agenda is Patrick McAnaney, Director of Development at Somerset Development Company, a socially responsible real estate development company which focuses on expanding affordability and revitalizing communities. We expect that Patrick will briefly describe the various development cost categories (e.g., property acquisition, design, construction, etc.) and the general funding structure (e.g., equity and loans from different types of lenders) for affordable housing (noting how LHTEC and HPTF provide gap funding) as well as commenting on how property acquisition costs factor into development costs.
Yonah Freemark, Principal Research Associate, at the Urban Institute’s Housing and Communities Division, will be the third speaker. Yonah will address the various data-based factors that add important market context to Condon’s and McAnaney’s comments.
